Short Sale Specialist
My real estate practice specializes in the most complex and demanding real estate transactions and that is the Short Sale process. I've completed all of the training available at the Distressed Property Institute and earned the real estate designation Certified Distressed Property Expert Advanced. I'm one of the very few Maine Realtors that have the advanced designation and that means that I attend and participate in 2 or 3 monthly meetings of an hour or hour and 1/2 in length where we go over everything that has happened since the last meeting. We share successes and failures to add to every CDPE Advanced Realtor's knowledge base. We also have a forum available if we encounter any situations that we haven't been in before and we answer other CDPE's questions about the short sale process.
Advantages that I offer:
- Make sure that you don't get involved in a property that isn't going to close. There are many properties "For Sale" that aren't really for sale.
- Ensure that you don't overpay for a property. The process is different on bank owned properties than it is on short sale properties. I take the time to explain the processes as we go along.
- I've had 35 years of negotiating experience that I share with you.
- Housing construction experience that I can share with you in case you want to tackle a property that needs to be fixed up.
Below is a graph of a particular loan product that was written in the past and are about to re-set which means that many homeowners that are just able to make ends meet must now deal with their mortgage adjusting to a higher monthly payment. This is going to cause the foreclosure rate to go higher as we have a couple of years to get through these re-sets.
I've also completed significant study in energy efficiency in real estate. This will ensure that you don't get trapped into something that is an energy hog without your knowledge.
